Villa FL06, Crestatx, Sa Pobla

First Stage completed of our total makeover to this lovely old Villa located in the urbanisation of Crestatx, Sa Pobla.

The house, which is one of the oldest in the area, has been heavily redistributed and its interior redesigned, as it had very low ceilings and an uncomfortable layout. We have also opted for increasing window sizes and number to let in more natural sunlight, which this property should have plenty of thanks to the great plot its located on, as well as its orientation.

Project Management

Extensive work has been done on the property to correct some of the nuances one finds in such old houses, as these are usually built bit by bit and not always having in mind the end result.

Thankfully we have been able to uncover some of the old stonework, and in certain areas we’ve included new stone and breeze block to keep the harmony and visual styling around the house, always using old techniques so there is no apparent difference between the new and the old.

We have also modified the house plans and increased its volumetry, this to expand the size of the top floor bathroom, converting it into an on suite bathroom with secret access through a wardrobe in the master bedroom.

All floor tiling has been redone in combination with new parquet, as well as a new built in fireplace with dark stone ledge to keep it clean.

The kitchen has been totally revamped thanks to the relocation of the windows and doors in the room, granting access to the exterior of the house through a big double door, solving the height limitations, and adding a picture frame window to look out of from the breakfast table.

Interior Design

Thanks to our client, for this Project we have had quite a lot of liberty to experiment with a modernist Design and its combination with the old Mallorquin styling, especially when our interest for Japanese Culture and Architecture was also shared by our client, integrating some of these elements into the equation.

Therefore we have given the house certain accents of Japanese styling and Interior Design, most notable in the carpentry and selection of darker colours, and natural Oak.
The property will be used by our client as a second home, spending most of the winter living in it. That is why we have given a lot of thought to the layout and how the natural sunlight affects each room, especially noticeable in the kitchen area, where now one will be spending most of their time.

To save costs we have repurposed the spare cut-offs from the black porcelain panels used in the bathrooms, creating the floating sink tables. The whole composition has been designed in house by Origen specifically for this client, including the floating oak drawers that have also been custom made.

We have left as many Original features as possible characteristic to the old Mallorquin houses, at the same time as giving them what we like to call our revamped approach to the Mallorquin style.
